Since 14th December 2007 all properties being offered for residential sale must have a Home Information Pack.  This pack, known as a HIP, brings together all the information needed by buyers and sellers at the very start of the home-buying process.  This helps all parties to commit more quickly and reduce the risk of sales falling through.

If your a seller, you need to make sure you have commissioned a Pack by the time that you market your property.

What goes into a HIP?  HIP's contain important information that buyers and sellers need to know.  The following compulsory docuemnts must be included; An Index of contents, Energy Performance Certificate (EPC), sale statement, standard searches - local authority, drainage, water, etc., evidence of title, additional information for leasehold and commonhold sales, where appropriate.
